to return some fundamental tips on how to sell a
property.
It's amazing how much more money can be
achieved from a sale just by making a few basic
improvements to presentation. Here are a few
tips on making your home look its best:
The
first tip is to get your property in pristine
condition. Potential buyers are committing to a
lot of debt and need to view your property as a
dream home. This means you need to put forth
your best when showing the property. Everything
should be clean; plants should be alive and
manicured. Any areas showing wear, particularly
paint, must be cleaned up or repainted. Failing
to take any of these steps will give the
potential buyer the impression you did not take
care of the property while owning it, a definite
negative in the selling process.

taste. Consider some redecoration e.g. repaint
bright walls in neutral, light colours.

Make sure room temperature is inviting

Smell does affect what people think of your
home; fresh flowers will also brighten the room;
bear in mind that cooking odours can linger so
avoid cooking with strong flavours before a
viewing.
If you have children or pets, consider having
someone look after them during a viewing.
Only let someone in if they’ve made an
appointment; if someone turns up on your
doorstep, take their details and give to your
agent.

Refusing to make smart Improvements and repairs
It always costs sellers more money to sell a
property in 'as is condition' than to make
repairs that will increase the value of your
home. Minor improvements and landscaping can
increase the dollar investment by as much as
three to five times if done right.

Provide fast and Easy Access to show your property
Many times a sale is delayed simply because
buyers and Realtors do not have fast and
easy access to a property. Agent delays and
slow response can be the most difficult
problems.

Priced Too Low or too High
Only a real estate investment professional is truly able to make sure the
property is priced appropriately for a timely and profitable sale. We find the
listing must be priced right and promoted well in the first 21 days to move the
property in a timely manner. If the property is priced too high it will become
“'shop worn" and be perceived as overpriced.
